Thank you for your interest in our properties. If you decide that you would like to rent one of our homes, apartments, or condos, to apply you must:

  1. Download, complete and sign a rental application. Applicants must be 18 & over. All items must be filled in. Incorrect or missing information will disqualify you as a prospective tenant. You can fax or drop off your completed application at our office.
  2. Provide 1 month (most current) of paycheck stubs. *If self-employed provide: 6 months of bank statements or 2 years of tax returns.
    • Copy of valid driver`s license or identification card
    • Copy of Social Security Card (for verification only)
  3. Must pay an up-front fee of $40 for the application process. Can be paid with cash or credit/debit card (Visa or Mastercard).

To qualify you must:

  1. Earn a gross income of 2x the rent. Income must be verifiable through pay stubs, employer contact, or tax records. *Combined income is not permitted.
  2. Have a credit score of 700 or higher. *If credit score is lower than 700, must pay a higher deposit up to 2x the rent.
  3. Have no more than 3 negatives on credit report (collections and/or late payments).
  4. You must have NO records of EVICTION.

Please note: We will be running a credit check, verifying employment and rental history. Rental application fees are NON-REFUNDABLE. The application process may take 24-48 hours. Deposits are based upon approved credit.

MPORTANT! If you are approved, an up-front payment as a security deposit is required and must be paid with a Cashier`s Check or Money Order. Also, we will need proof of renter`s insurance *$300,000.00 minimum liability coverage. A copy of the certificate MUST be provided to our office before signing the rental agreement.
